What Is an FF&E Package?

An FF&A package provides a full selection of items tailored to your space. You typically get a better price than retail, ensuring cohesive design and functionality. FF&E includes everything that fills your space and is often described as items that are not “nailed down” and can be moved out, such as:
  • Furniture: chairs, tables, couches, cabinets, beds, and shelves;
  • Lighting: lamps, chandeliers, sconces, and more;
  • Furnishings: appliances, televisions, coffee makers, safes, and water coolers.
Sometimes, the letter “A” is added to this abbreviation, which stands for accessories: decorative elements, mirrors, carpets, cushions,and paintings. We also work with these items.

FF&E is not included in the construction budget and is always quoted separately. Generally, FF&E accounts for at least 10% of the construction cost. This is where we create the overall design vision — and we only do it based on your vision! We need to know what your business is about, what values you transmit, and what goal you are trying to achieve. In the end, we’ll agree on the basic ideas and define the style and colour scheme. It might sound like this: “A modern luxury hotel with marble, wood, and elegant lighting.” Typically, within 2–6 weeks, you receive a preliminary concept and rough drawings.

Programming

We analyse the space and find out how users will use it. Based on this, we divide it into zones and decide how much and what kind of FF&E is needed. For example, if we are talking about a conference room, this stage will include the calculation of seating, the number and type of projection equipment, and the location of lighting and audio facilities.

Design and Documentation

This is where ideas are turned into detailed drawings, technical specifications, and the final design. Now, there won’t be a single anonymous item in your room. You’ll know each item’s name, manufacturer, and price. If necessary, we create 2D/3D visualizations to finalize the vision.

Procurement & Administration

We handle all aspects of procurement: supplier selection, contract signing, shipping, customs brokerage, and storage. If you have no place to store your FF&E, we will find you a warehouse with the right storage conditions. We take care of transport insurance and ensure that items with warranties have the appropriate documentation. Also, we inspect each unit to make sure it meets specifications.

Installation

Our dedicated team delivers, assembles, and installs every piece according to the schedule. The final step is an inspection. We check if everything is placed as designed and whether each item functions as it should. When everything is in order, we hand the place over to you.
